
ACQUİSİTİON OF TURKİSH CİTİZENSHİP THROUGH THE PURCHASE OF REAL ESTATE WİTH A VALUE OF 400,000 $ OR MORE İN TURKEY After selecting the real estate they want to purchase, the applicants who wish to obtain Turkish citizenship by real estate investment must complete the following steps thoroughly.

A- Real Estate Sales
1. The current owner of the real estate should not be a foreigner initially. The related real estate should be purchased either from a Turkish citizen or a Turkish company. (In this regard, the history of the property is also important)
2. Capital Markets Board (SPK) for Real Estate-An Expert report should be obtained from real estate appraisal institutions authorized by the Ministry of Environment and Urbanization. (It is possible to make a selection over the Webtapu)
3. The total value of the real estate/s (there may be more than one), should be at least 400,000 USD.
4. The real estate to be purchased may have the nature of a residential property, as well as a store, land, or field.
5. Firstly, the Foreign Currency Purchase Document (DAB) must be prepared by the relevant bank. The DAB can be prepared by the buyer, or by the seller (or their agent). So, the currency (USD, EURO, GBP) can be sent to the seller from Turkey, as well as through foreign bank channels. However, it should be ensured that the TL equivalent of the sent currency is shown as the title deed fee. Any
amount other than the VAT and real estate value to be sent should be paid separately and explained in detail.
6. The price of the relevant real estate must be paid through a bank. The transfer should be made from the buyer's or the buyer's agent's account (which could also be a blocked check) to the seller's or the seller's notarized representative's account.
7. Upon request, VAT exemption can also be utilized in the first sales.
8. The sales price must be at least 400,000 USD for the expert, the DAB/bank receipt, and the title deed sales price altogether.
9. On the day of title deed sale, a restriction may be imposed that prevents the sale of the property for 3 years, and this restriction can also be requested later from the relevant title deed office.
10. Even if foreigners have obtained their passports from their home country, if the nationality field on the passport is not filled in at the Land Registry Office, they will need to obtain a nationality document. This document should be either approved and certified by the Ministry of Foreign Affairs, or have an apostille endorsement.
11. After a 3-year sales restriction is placed on the property, an "certificate of conformity" will be sent by the Land Registry Regional
Directorate to the foreign recognition form or the email address specified later, within 3-15 days.
B- Residence Permit Application
After the -certificate of conformity- sent to the email address by the Land Registry Regional Directorate, an application for a residency certificate (Investor Residence Permit) is made within the scope of Article 31/1, J clause of Law No. 6458, along with this certificate.
1. Health insurance is required for foreign applicants under the age of 65 during the application.
2. The process is completed on the day of the application (within 1 week depending on the workload). Afterward, the foreign applicant and their family members are eligible to apply for citizenship

C- Citizenship Application Documents Required for Application:
1. 4 photographs of the investor and 2 photographs of their spouse/s,
2.Notarized translation of passports for all family members who will become Turkish citizens,
3.Birth certificates for all family members (authenticated and apostilled by the Ministry of Foreign Affairs),
4.Marriage certificate (authenticated and apostilled by the Ministry of Foreign Affairs).
The application is completed by preparing the Vat-4 form with the documents listed above.
